With a little preparation you will be ready to make your offer, quickly and without reservation when you find your dream home this spring season.
1. Start planning now. Even if you're a year or more away from buying a home. Build up your cash for a down payment plus other expenses that come with owning a home.
2. Get a pre-approval letter for a home mortgage. Showing a home seller a pre-approval letter will increase your chances of your offer being accepted.
3. Build a strong buying position. Today, the highest value is being placed on non-contingent offers, pre-approved financing, higher than normal deposits & personalized bids.
4. Learn about the neighbourhood. When you buy a home you are also buying into a community.
5. Keep your emotions in check & don't fall in love with it yet. If you found a home you like, make sure your offer is contingent upon a satisfactory home inspection conducted by an inspector.
6. Save some extra money to redecorate your new home to fit your lifestyle, and to pay for unexpected repairs.

The Royal LePage House Price Survey was just released on April 4th, bringing great news about the current state of the Canadian housing market. The first quarter of 2013 proved to be a very unique and supportive residential real estate environment due to the unprecedented combination of flat housing prices, low interest rates and a strengthening Canadian economy.
Royal LePage President, Phil Soper, stated that “The combination of very low mortgage rates and flat home prices, against a background of general economic improvements across the nation, is not something we have seen before. While some have spoken loudly about impending market volatility and dramatic downward pressure on home prices, we are simply not seeing evidence of this. The current market environment is very supportive for housing. Those waiting for big declines in home prices will likely be disappointed. “*
Soper mentions that there is some degree of uncertainty, however, of how long this environment will continue before one of the three factors changes position. With interest rates expected to remain low and the Canadian Economy gaining economic strength, it is the stability of house prices that is the toughest to predict. And while many have been predicting a drop in house prices, they continue to be on the rise. The latest March 2013 MLS Report released by the Oakville, Milton and District Real Estate Board report a year-to-date average residential sales price increase of 10.23% compared to the first quarter of last year.

We were proud to lend our support this past weekend to the Burlington Women's Show. This wonderful event offered the women in our community a chance to gather together for fun, fashion, entertainment and celebration of all things "women".
We would personally like to share our appreciation and respect for our mother, Joan Rocca, who impacted our lives in ways words could never express. She was a strong loving woman and she made us into who we are today, instilling in us the passion to strive for the top. It is this passion for excellence that has driven us to be the #1 Team in Burlington and area for a third consecutive year and the #2 Team in Canada for Royal LePage in 2012 based on sales production and volume. Our mother passed away from Ovarian Cancer in 2009. Since then, we have celebrated her and carried on her memory through various Ovarian Cancer projects throughout the community to help give support to other women suffering from the disease. Our mother was an incredible woman and she continues to make an impact in our lives each and every day.

Family is extremely important to everyone here at the Rocca Sisters Team office. That is why we enjoy Family Day each year – a special day to be grateful for our loved ones and to spend a day enjoying each other’s company. This year, Family Day falls on Monday, February 18th, 2013. While public offices such as schools and banks are closed, most tourist attractions, stores & restaurants are open and ready for you to enjoy!
The wonderful City of Burlington has many exciting activities offered on Family Day for the members of the community, both indoors and outdoors, and for all ages. Enjoy the outdoors at the Waterfront in Downtown Burlington where there will be ice skating (weather permitting) from 10am to 10pm at Rotary Centennial Pond. Looking to take the kids on an adventure? Family Day Weekend is also the Ontario Family Fishing Winter Weekend. From February 16th to 18th, Canadian residents can enjoy all the fun of fishing throughout Ontario without requiring a license – so brave the cold and experience the joys of ice fishing!
There are also indoor events being offered throughout Burlington for both children and adults. On February 18th, the Ron Edwards Family YMCA will be hosting a free open house from 8am to 5pm offering a variety of family activities and fitness classes from 10am to 2pm. Stand up with us and get involved on Monday, February 4th, 2013 for World Cancer Day. Monetary donations are always important to help fund essential research in hopes of finding a cure, however there are many other ways to help fight the battle. A vital part of striving to conquer cancer is awareness. Learning and paying attention to the tell-tale symptoms is incredibly important along with regular checkups and physicals. An integral part of winning the battle is early detection and prevention. With the right strategies, one-third of the most common cancers can be prevented.
The Canadian Cancer Society reported on average, one person learns that they have cancer every three minutes in Canada. This is a far too staggering number! It is more important than ever to join together as a community to help put an end to this tragic disease.
Like many in our community, we ourselves have been touched and greatly impacted by Cancer. In 2004, our Mom was diagnosed with Ovarian Cancer by chance during a routine checkup. Mom's cancer was already in an advanced stage. With hope, determination support from family, friends and a strong faith she fought hard for five years until she lost her battle. We still cherish the years we had with our Mom and like everyone who loses a loved one, our time was cut far too short. We yearn to embrace her each and every day.
We learned the importance of hope and determination from our Mom and were honoured to be the presenting sponsor of the Joelle’s & Jeff’s Guyshop Fashion Show Fundraiser last June. This event raised an incredible $65,000 for the Juravinski Hospital and Cancer Centre’s CIBC Breast Assessment Centre. These fundraisers are essential for prevention and improving access to breast screening and diagnostic services for women of all ages in our community. The Juravinski Hospital and Cancer Centre Foundation is leading this $5 million fundraising campaign to build and equip the Assessment Centre.
This year, we challenge you to help in the fight against cancer. To start this awareness campaign off strong we will donate $1 for every new Facebook LIKE on our Rocca Sisters page until February 4th, 2013. Go to Facebook and search out Rocca Sisters.

We also were able to raise hundreds of toys through a Christmas Toy Drive to go to sick children in the Joseph Brant Memorial Hospital. We are excited to welcome 2013 with another year of accomplishments to reflect on and an eventful year ahead. Our Royal LePage National Sales Rankings have been released for 2012 and The Rocca Sisters Team ranked #2 nationally for Royal LePage, out of the approximately 14,500 sales representatives across the country. This is a true honour, and all of us here at The Rocca Sisters Team office are both excited and appreciative to have concluded our most successful year to date.
The year ahead will bring us many more opportunities to do what we love, and that is helping people in our community. In our recent Rocca Sisters Team 2013 planning meeting, we discussed what our visions are as a team for our community and our clients. How many families are we going to help this year? What community events will we proudly put our name to? These are all things that will make the difference in 2013, and this is what we look forward to.
What sets us apart from many other professionals is our ability to embrace change at many different levels. Change is the one constant and continual refining of our client systems is essential to meet the ever changing client expectations that define the experience overall. The upcoming Civic holiday was established simply because there was such a long stretch between July 1 and the Labour Day weekend without a holiday. The purpose of this holiday is to give all of us hardworking Canadians a break so, we hope Burlingtonians relax and enjoy the long weekend!
The upcoming Civic holiday was established simply because there was such a long stretch between July 1 and the Labour Day weekend without a holiday. The purpose of this holiday is to give all of us hardworking Canadians a break so, we hope Burlingtonians relax and enjoy the long weekend!
In Burlington, Joseph Brant Day is the name we attribute to our Civic holiday. Every year, the Museums of Burlington host their Joseph Brant Day event at LeSalle Park to celebrate our community’s origins and one of the founding fathers of Burlington. This year marks an important historical milestone as we commemorate the War of 1812. This year, being the 200th anniversary of the War of 1812, the event is being dedicated to Joseph Brant’s son, John Brant, who played an important role during the war. The event will feature various war re-enactments, a military battle skirmish, encampments, military drills & exercises, fair-style games, animal exhibits, children’s entertainment and much more! The event is on Monday, August 6th from 10am – 5pm. Admission is free, and all proceeds raised will be going to the Museums’ educational programs and preservation of the historic collection.
The Civic holiday weekend also coincides with Food Day Canada on Saturday, August 4th that celebrates the vast culinary experiences available to us as Canadians. This weekend we honour our local farmers and celebrate culinary excellence in Canada. In honour of this holiday we'd like to share one of our family’s favourite long weekend BBQ recipes. From our family to yours, enjoy Honey Chicken Kabobs on the BBQ.
Honey Chicken Kabobs
Ingredients
• 1/4 cup vegetable oil
• 1/3 cup honey
• 1/3 cup soy sauce
• 1/4 teaspoon ground black pepper
• 8 skinless, boneless chicken breast halves - cut into 1 inch cubes
• 2 cloves garlic
• 5 small onions, cut into 2 inch pieces
• 2 red bell peppers, cut into 2 inch pieces
• Skewers
Directions
1. Whisk together oil, honey, soy sauce, and pepper. Place the chicken, garlic, onions and peppers in the bowl and marinate in the refrigerator at least 2 hours
2. Thread chicken and vegetables alternately onto the skewers.
3. Lightly oil the grill grate & cook for 12 to 15 minutes, until chicken juices run clear.
