  • New listings historically slow down compared to spring. Fewer competing homes means well-priced, well-presented listings have more room to stand out.

Why This September Is Worth Watching Closely

This year's fall market has an extra layer worth paying attention to. New listings across the GTA and Ontario have been running well below last year's pace, even as sales have held relatively steady, which points to a supply issue rather than a lack of buyer interest. At the same time, overall inventory remains somewhat elevated compared to historical norms, giving buyers more room to negotiate than the headlines about a "tight market" might suggest.

The bigger wildcard is whether move-up sellers who've been waiting for better conditions actually decide to list this fall. If a meaningful number do, some of the current supply pressure eases. If they continue to wait, the tightening trend could continue into winter. Ongoing tariff uncertainty between Canada and the U.S. is also keeping some buyers cautious, even as borrowing costs remain stable.

The good news for our region specifically is that Southern Ontario's milder climate means the market doesn't fall off the way it does in areas with harsher winters. Fall and even early winter activity tends to hold up better here than in markets where the entire buying season gets compressed into six or seven months.
